Manufacturers usually specify an annual service. In Johannesburg, that recommendation is optimistic. Between the dry winter dust, pollen in spring and the fine grit that settles on outdoor condensers, most systems here are working harder than the same equipment would in a milder, cleaner climate.
The short answer
- A home unit used through summer: every six to twelve months.
- A unit running daily for most of the year, or in a home office: every six months.
- Commercial, retail or high-occupancy spaces: quarterly.
- A unit near a construction site, unpaved road or industrial yard: every three to four months.
What a proper service actually involves
A service is not a quick filter rinse. It includes washing the evaporator coil, cleaning the condensate drain so water cannot back up into your ceiling, checking refrigerant pressures against the manufacturer's specification, testing electrical connections, tightening terminals, measuring supply and return air temperatures, and confirming that the outdoor condenser is clear and can reject heat. Skipping the drain and coil work is why so many cheap services do not prevent the breakdown that follows.
Why the interval matters financially
A dirty coil and filter force the compressor to run longer for the same cooling. That shows up directly on your electricity bill and accelerates wear on the most expensive component in the system. On an older non-inverter unit, a neglected system can lose a meaningful share of its cooling capacity and still appear to be working.
Load-shedding and power surges
Repeated power cuts and the surges that follow them stress control boards and compressor contactors. After a heavy bout of load-shedding, a unit that repeatedly trips or fails to restart should be inspected even if it is not due for a service.
A simple habit between services
Wash or vacuum the indoor filters monthly during summer, keep furniture and curtains clear of the air path, and check that nothing has grown over the outdoor unit. If you notice water dripping indoors, unusual noise or a musty smell, book an assessment rather than waiting for the next scheduled visit.
